University Park is not a bad place to live but it is certainly not good. The apartments are very old and a lot of things break easily. I lost clothes all the time and the drywall in my shower fell off twice. The fridge did not at all work when I moved in but the maintenance team did a good job of responding to my problems. Often times I would have an issue and they would respond within a few hours, the main office however wasn't very helpful and was shady about billings. i just received a charge six months after moving out in May saying I owed a "summer charge". The rooms are so small that it is almost depressing to live there. Everything is close to 15 years old and either doesn't work or doesn't last. Again it's not the worst place I've ever lived but it was very subpar.
First of all, I suggest to include FALL ONLY leases!!! (August to December) It is UNFAIR to students who graduate in December to have a DIFFICULT task of finding someone to transfer the lease! The turn off of finding someone to transfer a lease is who will want to move in their own furniture in the middle of the semester???
My son has lived here since August 2016. They apartments are old and falling apart. Nothing has been fixed since he moved there. We wrote very detailed notes on move in sheet. They put old flooring on old flooring,and it's all coming up. Faucets are rusted. Carpet looks at least 10-15yrs old. It's dingy. Windows don't look to ever be cleaned. They charge almost $900 between 2 people. And where does that money go?! The gates to come in complex have been broken all school year. And lots of people that don't live here come and go. The key pad to laundry door is broken,and people steal laundry on a regular. It's only at night on the weekends. But the complex won't admit to it. Even though the students know about it. My son is not wealthy,we are not wealthy. He works at the school for $7.25hr to pay his rent. He's had to replace almost all his laundry items. Instead of admitting to all the broken things and fixing the problems,they just play the blame game,and worst they try to put it on students. ACU should be ashamed to have this apartment complex affiliated with them.
The outside of the apartment is covered in spiders and webs as if it's Halloween except it's not fake. There are black widows all over the outside of my apartment and all kinds of spiders inside no matter how much I clean. I've had them come in and spray but apparently they charge more for more treatments even though their first treatment did nothing and they didn't even touch the outside of the apartment. Plus, making your payments is a hassle. They've messed up the payment system several times and I've been charged more than my usual monthly rate and no one can figure out how to help me when I reach out to the front desk. The only good thing about this apartment is that the laundry facilities are always working well and the clubhouse is kept clean and nice. Of course the public areas look nice but the actual apartments are severely neglected. I really recommend just finding a house to rent because apartments around here are not a priority.
Gorgeous Complex and very beneficial to students. It is a great place for growth and community. They really do help with making payments easy. There are so many things that they do for students that make their lives better. Many students do not realize what they are getting into when going into off campus housing. There are so many loops and hoops when trying to get a house. UP simplifies life and lets the student focus on school and does not give them nonsense and extra bills. UP takes care of the resident.
The last suggestion is that UP online payment system is broken, UP needs to load a new and efficient online payment system.
I suggest that you include American Express in the payment method. Why is it excluded in the first place?
I also suggest better communication in regards to payment methods. My recurring payments ended in July and I did not realize it, maybe a staff member could email to notify a student in the future that they need to renew their recurring payments so he/she does not get charged a late fee like I did?
